What you should expect from us

We want renters to feel happy in their homes. If you rent with Picture Living, you should expect us:

  • To provide you with a safe and secure place to live
  • To ensure everything is clean and working when you move in
  • To respond promptly, get issues sorted quickly, and keep in touch when that’s not possible
  • To be clear and transparent in our approach and all communications
  • To keep the property in good repair, including any common parts/estate
  • To be there when you need us and leave you alone when you don’t

What we hope for from you

As a trusted tenant, the five things you will be asked to do are:

  • To pay the rent, on time
  • To talk to us if you have problems are experiencing financial problems – we will always try to help
  • To be good neighbours to your fellow renters and the wider community
  • To provide feedback to help us improve – we want to hear your ideas
  • To look after the property and to leave it as you found it, subject to normal wear and tear

We offer a range of tenancy terms from 6 months up to 3 years (less a day).

Pet friendly

We welcome pets and responsible pet owners. You’ll just need to get our agreement and pay an additional pet rent of £25 per month to cover any additional wear and tear.

Low deposits

The security deposit is a fixed £500 per tenancy (or in the event that the weekly rent is less than £100pw, 5 weeks rent). Your deposit is protected by a government-approved deposit protection scheme.

No hidden fees

We don’t charge holding deposits, or any referencing, administration or renewal fees. Nor do we recharge any costs for inventories, check-ins or check-outs. 

Make it personal

Decorate and personalise your home, your way. You can put up pictures and paint to suit your style. If you vacate, simply leave the walls the way you found them when you moved in. You’ll just need to get our agreement before you start any projects.

Named property manager

You will have a dedicated property manager responsible for managing your property and tenancy.

Making your move

You’ll discover finding your new home, moving in and even moving out is straightforward and as stress free as we can make it. This simple 6-step guide will walk you through each stage in the process:

1. Searching

All our properties are marketed by approved local letting agents. They will conduct viewings and help you find the right home. When our properties become available you will be able to find them via the usual online sites and portals.

2. Applying

Our letting agents will assist you with your application. This will guarantee that we get the details we need to move things along as quickly as possible. This will include the usual referencing checks to ensure you can afford the rent.

3. Signing Up

When our referencing checks are satisfied, you will be provided with all the legal documentation necessary to complete your tenancy and asked to sign up online.

4. Moving in

We will contact you to agree a move-in date in good time to prepare. Our representative will meet you at your new front door with your keys. It’s at this stage that the inventory will be agreed, setting out the condition of the property at move-in.

5. Living and enjoying

You’ll be left to enjoy your home. You won’t hear from us unless you have a problem, we are conducting the usual safety checks or you have asked for a repair.

6. Moving out

If your property is as it was when you moved-in and your rent is up to date, then moving out is simple too. An inventory check and exchange of keys, then you’ll be good to go. We will return your security deposit very shortly after that.
