1. Information about us
Picture Living owns and looks after over 1,700 properties across England and Scotland. It is one the largest portfolios of private rental sector (PRS) property in the UK.
The principal operational entities within the Picture Living group are:
- Picture Living Investments Limited Partnership (registered in England and Wales under no. LP018964), acting by its general partner Picture Living Investments GP LLP (registered in England and Wales under no. OC419851); and
- Picture Living Property Limited (registered in England and Wales under no. 10800990).
The registered office of each entity is 305 Gray’s Inn Road, London, WC1X 8QR.
2. Accessing our site
Our site is made available free of charge.
You may have access to our site on a temporary basis but we may suspend, withdraw, restrict or amend the availability of all or part of our site for business and operational reasons without notice. We do not guarantee that our site, or any content on it, will always be available or be uninterrupted. We will not be liable if, for any reason, our site is unavailable at any time or for any period.

We are the owner or licensee of all intellectual property rights in our site and in the material published on it, including any trademarks, logos and brands of Picture Living contained in our site. 9. Viruses, hacking and other offences
We do not guarantee that our site will be secure or free from bugs or viruses.
You are responsible for configuring your information technology, computer programmes and platform to access our site. You should use your own virus protection software.
We allow you access to our site on the understanding that you will not try to harm our site or us through it.
There is no exhaustive list of the things that you must not do if those things could or will cause harm. However, among the things that you must not do are:

We cannot guarantee that third parties will not attempt to cause harm to you through our site. Therefore, we will not be liable for any loss or damage caused by a distributed denial-of-service attack, viruses or other technologically harmful material that may infect your computer equipment, computer programs, data or other proprietary material due to your use of our site or to your downloading of any material posted on it, or on any website linked to it.

We welcome hearing your opinions about Picture Living on social media but when posting please be friendly. We reserve the right to remove defamatory, abusive and spam posts. We operate a zero tolerance policy towards abusive and aggressive behaviour online, including, but not limited to, the use of threatening, racist, sexist, and homophobic language. Repeat offenders will be blocked across all channels.
11. Linking to our site
You may link to our home page provided you do so in a way that is fair and legal and does not damage our reputation or take advantage of it. You must not establish a link in such a way as to suggest any form of association, approval or endorsement on our part where none exists.
You must not establish a link from any website that is not owned by you.
Our site must not be framed on any other site nor may you create a link to any part of our site other than the home page. We reserve the right to withdraw linking permission without notice. In particular, we reserve the right to withdraw linking permission to any website containing material that is libellous, defamatory, false, obscene, indecent, lewd, pornographic, violent, abusive, threatening, harassing, discriminatory, in violation of the law, harmful to children, in violation of third party privacy right or that constitutes hate speech or a personal attack.

13. Jurisdiction and applicable law
We may transfer our rights and obligations under these terms to another organisation. We will always tell you in writing if this happens and we will ensure that the transfer will not affect your rights under the contract.
